Instead of going for an expensive land that will be expensive to maintain, try to go for an affordable land that will cost you less to maintain and get it before the price increases.

I am saying this because of the dangers involved.

Dangote Petroleum Refinery is a 650,000 barrels per day (100,000 m3/d) refinery that is under construction by the Dangote Group in the Lekki Free Zone of Lagos. It is expected to be completed by 2022

The project was initially planned to be 1 million barrels per day (160,000 m3/d) but was reduced due to a decline in global oil prices.

The refinery will be the largest single-train facility in the world and will have the capacity to process 650,000 barrels of crude oil per day when completed. This refinery will have one of the most complex distillation units in the world with over 100 distillation columns.

The proposed refinery location is not far from Eko Atlantic City, which is being built on reclaimed land along Victoria Island, Lagos State.

Dangote Refinery will produce Euro V grade petrol and diesel fuel upon completion. The refinery will also produce low pour fuel oil (LPFO) for power generation. The company’s plan is to export 50% of its refined products and sell the remainder locally at subsidized rates.

Nigeria’s richest man and Africa’s richest man, Aliko Dangote, is set to launch what he has described as the largest refinery in the world. The $12 billion, 650,000 barrels per day capacity refinery and petrochemical project will be located in Lekki Free Trade Zone, a special economic zone dedicated to manufacturing and exporting activities.

Many plots of land have been acquired for factory development by the government in rural areas but the factories are yet to be built there. Most of them are either empty or overcrowded with people who had been displaced from their homes by the acquisition of their lands. What’s more, land owners have not been compensated for many years — creating tension that often results in protests and riots on many occasions.

The Dangote refinery would be built on a 10 square kilometer site which also includes a fertilizer plant, a petrochemicals plant, an aviation fuel storage facility and an airport. This means that many more people will likely be displaced without any compensation.

Buying a property close to the refinery is like buying a place near a military barrack or camp in which there are lots of weapons and ammunition. There will be a lot of explosion and a lot of damage to properties. You can imagine what will happen if something goes wrong.

The amount of pollution in the air and water will be very high due to the contamination from the refinery. This can cause cancer, asthma and other health problem. More so, the land will not be suitable for farming because of carbon dioxide and hydrogen sulfide emitted by the refinery. This is why you should not buy land in that area.
